European Tilt & Turn Vinyl Egress Windows are multi functional. Turn the handle up, and they tilt open at the top to allow fresh air to come in while keeping out the weather. Turn the handle sideways to operate the window as an in swinging window. In this mode it operates just like a door. Used this way you have full egress access. Turn the handle so it is pointed down locks the window for security. These windows have Low-E argon gas filled double pane glass with a U-value of 0.24
Egress windows are windows that provide a safe way to escape a building in an emergency, such as a fire. They must meet specific requirements to ensure they are large enough for people to crawl through and for firefighters to access:
• Size
The International Residential Code (IRC) requires egress windows to have a minimum net clear opening of 5.7 square feet for upper stories and 5 square feet for ground floors. The minimum width is 20 inches and the minimum height is 24 inches. The sill height, or the distance between the window and the ground, must be no more than 44 inches.
• Operation
Egress windows must be able to open from the inside without tools or keys. Bars, grilles, and grates can be installed over the window, but they must still be operational without tools or keys.
• Location
If the egress window is below a deck, porch, or cantilevers, it must be at least 36 inches wide and high.
• Basement windows
Basement egress windows must be at least 36 inches wide and high, and have a fully functioning opening. If the window is more than 44 inches from the ground, it must have a ladder or steps that are at least 12 inches wide. Basement egress windows must also have window wells that provide enough clearance to escape.
• Local codes
Some states and municipalities may have their own egress window code that supersede IRC guidelines. Check with your local building inspector or city building code to learn the requirements for your home.
